Most HVAC experts suggest scheduling a maintenance visit annually, preferably in the spring before the cooling season begins. However, if you neglected to do so this past spring, there’s no time like the present.

In the United States, there are hundreds, perhaps even thousands, of professional heating and cooling firms operating. Not all of them perform the same tasks during an annual central A/C preventive maintenance visit, nor do they charge the same amount of money. Yet, the great majority of these tune ups include the same basic tasks. They usually include the following.

Typical A/C Maintenance Tasks

  • Lubricate bearings and moving parts in the air handler, blower motor, and outside motor and compressor. Check for any loose parts.
  • Inspect the air filter and replace it if it’s clogged or dirty.
  • Check the voltage and amperage on the fan motor. Make sure all electrical connections are tight and that there’s no exposed wiring.
  • Inspect the evaporator (indoor) coil as well as the condenser (outside) coil.  If needed, recommendations will be made for chemical cleaning.
  • Check the condensate drain, blow out if needed.
  • Check the refrigerant level.
  • Test and check capacitors.
  • Inspect ductwork for leaks and insulation. Measure the temperature of air in both supply and return ducts.
  • Clean around the outside condenser/compressor unit. Make sure inside vents and registers are also clear of objects.

While not every A/C technician will perform all of these tasks, and some may perform more, these are typically included in a professional air conditioner preventive maintenance visit.
