You may think winter in Southeast Texas is a non-event. It’ll be interesting this year, if only because no one can predict it. Farmer’s Almanac forecasts “stinging cold.” Old Farmer’s Almanac predicts “warm and dry.” And Houston meteorologist Travis Herzog (KTRK) says, “I have no clue what the winter will bring…Neither does the almanac.”
Fall is Plumbing/HVAC Maintenance Time
Keep your rain gear near the door this year. Several predictions indicate winter 2018-19 will be wetter than usual. We recommend two HVAC (heating, ventilation, air conditioning) inspections for every homeowner, every year, and now is the time for your last 2018 HVAC tune-up.
Here’s a fall/winter plumbing and HVAC checklist for your residential and/or commercial property:
Houston Winter Plumbing: Expect the Unexpected
We need to prepare for anything, from freezes to forest fires. Start by insulating your pipes; this can be a DIY (do-it-yourself) job. Any pipes exposed to the outdoors should be wrapped and insulated. Wrap outdoor spigots and valves, and be sure to drain your garden hose.
For short-term safety, clean your gutters and storm drains. Heavy rainfall and seasonal floods can cause long-term damage.
This is the time of year when your house is full of family and friends. Large dinners and winter holiday celebrations can strain good plumbing and wreak havoc with already-shaky plumbing. If you have a septic system, get it pumped out before Thanksgiving. If you have any slow-to-drain sinks or toilets, now is the time to have them inspected.
Happier Holidays With HVAC Tune-Up
By golly, we light our fireplaces no matter what during the holidays! Now is a good time to inspect all smoke alarms and fire detectors in your home. Of course, inspect your chimney for blockages and test your damper.
Your HVAC system is primarily mechanical, so we call fall/winter HVAC maintenance “tune-ups.” We will tighten connections, lubricate moving parts, and check all motors for voltage/current. We’ll check thermostat settings. Indoor air quality is even more important this time of year. Filters, air ducts, and vents should be cleaned.
