remove upstairs American standard toilet tank and replaced the flush valve and tank bolts. Toilet is no longer leaking and is flushing properly

Customer had us out today for a toilet in the upstairs guest bath not flushing properly. Found the toilet to be running and had to hold the handle down to get the toilet to flush properly. This indicates that the flapper is failing and will need to be replaced. Toilet is an American Standard 1.28 gpf model. Took a picture of the parts list so that we can order the appropriate parts to make the repair.

Unit has no overflow protection which may cause ceiling damage in the future if drain lines back up. Will recommend complete overflow protection pack. Checked outdoor unit for proper electrical

Hot water heater leaking. Diagnose and find rust and corrosion on water heater. Hot water heater should be replaced. 9 year old Bradford White water heater. Recommend replacement Rheem tank water heater, or Navien tankless water heater. Average water heater life span is 8-12 years old. Install new Navien tankless water heater with new pan and test for functionality. Recommend water leak protection device (FloodStop) to prevent future damage from water leaks.

Diagnostic r22 Unit is low on refrigerant and has been filled multiple times in the past. R22 is no longer manufactured and recommend replacement. System is so low at this time that evap coil is freezing over. Scheduled comfort advisor for today at 3:30pm. Unable to take static’s due to coil freezing. Left condenser without power and inside blower remain functional.
