They said the unit was not cooling yesterday but they turned it on this morning and it’s cooling. I checked the pressures and found the suction side low. Did not see any obvious refrigerant leaks. Temperature split is 18°, Inside I found the filter grill with no filter in it. I opened the top of the package and found the evaporator coil extremely dirty. Dirty coil could definitely be caused by no filters, and dirty coil can definitely cause low suction pressure and loss of cooling capacity. Recommended an evaporator coil cleaning. We came out because the customer had a whole house stoppage, but by the time we got there it had managed to unstop itself probably from head pressure. We had the customer go in and run everything in the house and watched it all run through the clean out even pulled the manhole and everything seem to be running fine. Customer has the comfort club information and says she will think about it but we went ahead and left an estimate to run a machine in case it does back up in the next few days so we can run over here and go ahead and unstop it without the extra service fee. We did not have any work inside the home so we did not check the water heater at this time customer will keep us posted.

Recalled error codes. Found the unit low on refrigerant. Found leak at outdoor flare fitting. Added 1 lb R410 to the system to restore cooling until we can get back out here tomorrow morning. At this time cooling has been restored temporarily so he can continue to work in the garage. Install to come out tomorrow to make repair.

New install mini split in the garage stopped cooling. When I entered the garage I found identified that the float switch was tripped. Opened the unit and found the sensor had fallen into the pan and was shutting down the unit. Remounted the sensor and put the mini split case back on. System immediately came back on. Mr Lewis also mentioned that he was concerned about the ground always being wet were the French drain was dug, and being so close to the house. I let him know that I was not sure if that was a problem or not and would bring up his concern to the install manager.

Highly recommend Bradbury. From design, scheduling, installation, startup to follow up inspection everything went extremely well. The day of installation was very hot, but the installers performed their work in a professional manner - including their time running electrical lines in the attic.

We came out today to see why the customers dishwasher wasn’t draining since he had his neighbor install the garbage disposal. We remove the knockout plug and turn the drain on for the dishwasher and everything was fine, also looped the dishwasher drain high as the airgap the line properly and Clamped the flange Just a little bit more just secure it better this all took us a total of five minutes so we charged accordingly and customer paid with a card on file also giving the technician a $10 tip. No follow up at this time.

Homeowners were concerned that they’re new system was short cycling. They timed 3 cycles at 4, 10, and 7 minutes. I checked turned the thermostat down 1° and then cycle lasted 8.5 minutes. It came back on sometime later and ran 6.5 minutes to maintain the temperature. The average cycle time is about 10-15 minutes. Although ambient temp right now was 73°, I explained the when the weather is cooler like it is now the unit will have shorter cycles and that normal. I asked when they seem to notice is short cycles most often and Mrs Jackie mentioned it seemed to do it most in the evenings. Which at this time of the year our outdoor temp cools in the evening to the point where you they not even need to run through the night and will have shorter cycles.

Checked leaks in kitchen. The faucet is dripping when turned on and best solution is to replace faucet cause repairing it would be hard to find the parts for . The garbage disposal is leaking internally and can not be fixed or repaired. Need to replace the disposal to solve the leaking underneath. The master bath tub has slow drain and is backing up when ran. Need to run snake down overflow to clear out derbis inside the drain.

Diagnostic Follow Up Needed Blower motor + Capacitor Pricing New customer has one system total in her one story home. It is approximately 10 years old and currently having problems. She think sit is either not working right because her grand kids keep messing with the thermostat or that there is a leak in their coil that a previous AC guy they use said when he was out last. She says her son noticed there was ice on the coil and there could be a leak. Possibly freezing up too. On arrival called for cool. Humming could be heard from blower motor. Checked furnace. No error codes present. Checked blower motor. Blower motor capacitor is bad rated for 20mfd and operating at 14.44mfd. Blower should be able to turn. Checked voltage to blower motor, 122v. No issue. Checked blower motor bearings and shaft. Blower motor is seized. Recommendations: Comfort Advisor, blower motor, capacitor

Found broke toilet handle in master bath. Flapper was in good shape and not leaking by. Replaced toilet handle and tested. Toilet was working properly and was not leaking by . Toilet lid is broke and took pictures. Can not just order new lid for toilet unfortunately. Would need to install new toilet so provided two options on estimate for homeowner . We were out to look at installing a customer provided toilet. Upon arrival we discovered a substantial amount or roots to be growing in the waste pipe. The lead toilet flange is not connected to the flange. Instead it appears someone simply poured concrete around the pipe and shoved the flange into the concrete. The roots are freely entering the pipe between the concrete and the riser pipe. An estimate for the work will be submitted in short order. Customer asked us to simply clear the line at this time. We got approval to run the toilet auger through and removed all of the roots and debris. We informed the customer that we can’t guarantee there is no more debris further down the line but we tested it and water is flowing freely at this time. There is no warranty on this work.

Pulled up to customers house to do a service call on the dishwasher/disposal plug. Customer said she’s been having problems with breakers tripping I suggest that if they keep doing it we change them to the standard breaker and bypass the GFI breaker. Reinstalled plug under sink check for power everything came on.

Customer had us out today to hook up a gas dryer and grill. Found the grill was propane and recommended the customer call the manufacturer to get a conversion kit. On the dryer, removed the nipple and cap coming out of the valve. Installed gas flex supply line, checked for leaks and functionality. Everything is working as it should. No follow up at this time.

Hot water heater not heating. Diagnose and find water heater is over 8 years old and should be replaced. 10 year old GE water heater. Recommend replacement Rheem tank water heater, or Navien tankless water heater. Average water heater life span is 8-12 years old. Install new Rheem tank water heater with new pan and test for functionality. Recommend water leak protection device (FloodStop) to prevent future damage from water leaks.

Performing diagnostic on Comfort Club member’s AC system that appears to have some standing water and organic growth. Upon arrival, noticing standing water in the emergency drain pan. Discovering that the flex pipe connecting the primary drain to the sink has a kink and is preventing proper water flow. Will have to return tomorrow morning for repair when homeowner is back.
