Arrived to the Paz residence to look at a GFI not working. I presented the estimate to repair the GFI which she approved. While I was there I also reset two GFI‘s in the garage which restored power to the outside plug on the back patio. At this time I do not see a reason to do a follow up call.

Check gas line to fire place. Customer is demoing out fire place and wanted it capped in ceiling. Turn off gas and cap in ceiling. Turned gas back on and relite water heater. Gave estimates for 2 water line repairs in front and back yard.

Mini split for server room. Found multiple pin hole leaks in the copper drain line that goes up to the roof. As soon I fix 1 hole I find another. I have found 4 holes total with the 4th being above the ceiling. I don’t want to fix that one, the. Leave only to have a ceiling damage problem. I would like to return with a 50ft roll of 1/4 inch ID tubing and run new tubing from the roof to the mini split. I have spoken to Rene and she will get pricing and availability on mo day. For now I have the unit draining into a bucket. Rodger said he would watch the bucket and empty as needed until we can return. With this being the server room we can’t have this unit down.
Arrived to the Nowicki residence to install a plug for the flood stop. At this time there is no need for a follow up call. I did put a small hole through the sheet rock in the dining room but she said she’ll take care of fixing it.

Found we have a 2 ton unit for the upstairs. The supply duct work comes out to 1500 cfm of duct work. I have concerns that the unit is undersized for the upstairs space. I’m going to get with the office on getting pricing for a load calculation. Office to reach out to Mr. Hoffman to get him pricing and scheduling. Supply ducts- 12,10,10,10,9,6 Return ducts- 16,10
Came out today to install a new 40 gallon natural gas water heater in the closet in the kitchen area. We changed it out and added a flood stop, Also replacing all the vent pipe going through the roof and ceiling the roof termination. It’s called in for inspection and we await a green tag, and the customer paid with a card on file no follow-up needed.
Free estimates for water heater replacement. Heater is not up to code. Install new 40 gallon natural gas water heater in closet. Install pan and run pan line through brick. Drill new temperature and pressure relief line through brick. New gas line and valve and sediment trap. Heater is now operational. We will contact inspector for inspection.
Came out today to look at the customers 14-year-old water heater, when we did we noticed several code violations that had to be fixed including a flood stop in new venting through the roof. Gave the customer the estimates and she is on schedule for tomorrow morning.
Returned to complete work from yesterday. And put lineset cover of the refrigerant lines that we had to run outside.
System was newly installed. They asked me to look at it because it wasn’t cooling. I found the unit had non condensables in the Freon. Recovered all the old refrigerant. Pulled vacuum again to 500 microns and recharged with 7 pounds all new refrigerant.
Cut and abandoned old line set. Ran new line set down the outside. Pulled vacuum and charged with fresh refrigerant. Will need to return tomorrow to complete installing line set cover.
Upon arrival customer we stated main unit (zoned). Outdoor unit compressor wasn’t on but fan was on. Checked capacitor found 70/7.5. Found capacitor rating 10/3. Capacitor is no longer operational on compressor side. Informed customer and he stated he will replace capacitor himself. Couldn’t check refrigerant pressures due to unit not being operational. Customer didn’t want for me to check indoor unit. Recommended turbo200x and membership customer declined. He stated he does his own maintenance, customer is aware any other issues may appear.
Returned and replaced blower fan belt

Outdoor temperature sensor reading 89 at all times. Disconnected sensor, adjusted the plug probes and reconnected sensor - temperature sensor reading accurately again. If this changes, it is very likely the sensor will need to be replaced.
Came out to repair the tankless navien. We changed several sensors and the pc board. The tankless is back up and running again, while we were testing it noticed one of the tubs was barely draining and were able to pull a ball of hair out as a courtesy. Customer paid with card on file.

AC Diagnostic System: Kitchen unit Refrigerant Type R410A Metering Device- TXV Circuit 1 SP/HP 126/368 VSAT/LSAT 43/110 Circuit 2 SP/HP 142/421 VSAT/LSAT 49/120 Outdoor Entering Air Temperature 90 Notes: Kitchen unit was not cooling, manager showed me the thermostat was blank. I went onto the roof and found the smoke detector was shutting down the system. After resting the smoke detector the system came on a made a loud screeching sound from the blower compartment. I opened blower section and the shaving of the belt where all over the place and the belt was slipping making the screeching sound. The belt rubbing on the pulley could have been producing smoke with set off the smoke detector. System is currently operating with work out belt. We have placed a new belt on order will be returning to replace belt.
AC Diagnostic System: Apt 1031 Refrigerant Type: R410A Metering Device-Fixed Orifice SP/HP 0/0 Returned tstat to original settings: Y Unit operational; prior to leaving: N Notes: Met with Isaiah owner of the apartment complex. The system for Apt 1031 was completely void of refrigerant. His maintenance team had nitrogen which I used to pressure the lines and check the complete indoor and outdoor units finding no leaks. Determined the leak is inside the wall like we found on the apt I checked here a couple months ago. He’s going to have his maintenance team cut open the wall To expose the copper line then have us return to replace the copper line set. I will have have office call Isaiah to coordinate work. Isaiah mentioned that he would also like to us replace the lines in the other apt we found leaking. In another week or so.
Came out today to change out customer supply faucet. The Faucet is changed out in the box with the old Faucet is in the mudroom area. We tested the new one and no leaks, and we also diagnose the issues with the tankless water heater. We have an estimate coming their way to change the parts out and will get them ordered so we can get that fixed. Customer paid with credit card, and we will get the parts quickly and get back out to fix the tankless.
