Customer had us out today to investigate a water spot in her pantry. Found the master tub/shower directly overhead of this spot. There was an access door to the drainage and valve. Ran water and saw no signs of leaking on the drainage or valve itself. The trim plate for the valve was missing caulk and there was a small gap at the top of the plate. Caulked the trim plate and this should take care of the issue. If we need to return, we will need to cut into the ceiling below this tub to further diagnose the issue. No follow up at this time.

Came back out today to install new washer machine box and icemaker box that is right behind the washing machine. Cut out old piping that was just sticking out of the wall and install boxes. Everything is back in the wall now. Checked everything out found no leaks anywhere.

Homeowner had us out today to take a look water heater in the house he is fixing up to rent out. Found it to be a nine year old water heater that he wanted to lift off the floor onto a stand. And buys him that that could possibly make an older water heater that is never been maintained to leak and that we cannot be responsible for that. He agreed. And also he agreed to change it out to a green 40 gallon propane short water heater in the laundry room. Performed work and everything is working properly that I can tell. There is no gas to the house yet. I did fill the tank up and check for any leaks. Advised homeowner that when they turn the propane on to have them check for leaks.

Found gas leak at the gas flex connector next to the shut off by the furnace. I removed the gas flex connector extended the pipe and put on a new gas flex connector. Tested all fitting with my electric leak detector. No more gas leaks found at this time. The unit is back up and running at this time. All piping is leak free. No charge today.

Came out today to blow out the customers AC line in the attic and remove the showerhead for her, we were able to blow the line up in the attic and remove the showerhead also did a quick Adjustment on a pop up on the Master sink. Customer paid with check no follow up until tomorrow at her new home. Cannot warrantee drain cleaning and no follow up at this time.

Also found the water was from small amount of air spilling from the seams and creating condensation from meeting with attic air. Have gathered all information needed to provide estimate for the scope of work to correct airflow issues. Reduced airflow to 1st and 2nd floors by switching pin from 30% down to 20% for the first floor and trimmed the second floor from 50% to 30%. When both zones are open blower is now running at 83% capacity to lower static pressures.

Upon arrival caretaker let me know it’s on just blowing hot air. Went to attic and found furnace operating and touched the suction side and it was burning hot. Went to condenser and found fan not operational fan is not locked out It’s pulling 4.6 amps and it’s rated for 2.1 meaning unit has over amped and burned the universal motor up. Called edwin and he told me to talk to Mimi/Annie since this is such a big decision whether they still patch this up or look into replacing the unit. Called both Annie and Mimi but they are on vacation and not picking up due to no one being available will have to leave for today until someone reaches out to the office on a decision on what they would like to do. Did also mention to Edwin this fan motor is just a band aid on the unit would have to check if anything else is wrong after I get motor running. So it could be one of many problems. We came out today to change out the downstairs guest bathroom toilet, we used a western pottery ADA elongated to go back in with. Change out went well made all the necessary adjustments fixed all the leaks. Flushed and tested about 50 times. They are good to go and they paid with credit card no follow up today.

Upon arrival checked in with Mrs. Livermore and located both systems, system one controls first and second floors while the other system controls the third and fourth floors. The second system was not running upon arrival. Went into the attic and found in line float switch had tripped. Re worked drain line and found water was being forced to secondary drain port due to the force of the air inside of the supply plenum, I explained to homeowner that with one zone open the blower motor trims back its speed but with both zones open it is too much pressure inside of the supply plenum and ductwork is undersized. To combat this issue recommend adding a static bypass damper to open up when both zones are calling to alleviate the static pressure in the supply plenum. Also found widespread organic growth inside of the supply plenum. Recommend replacing with new supply plenum to have fresh insulation without any growth. We came out today to give estimates to repaint the house with all new expansion water piping and an estimate to change out the water heater or converted over to tankless. Customer has all the estimates in his email and he said he is shopping around a little bit to compare pricing but will definitely get back with us he’s also going to look through our financing to see if the option to finance the job would be better.

Came out today because AC tech said our plumbing stacks were clogged so we priced out to run a hand rod, and ended up running ahead and ride down both stacks and physically blowing out both AC lines with my mouth. After this was done Both AC lines started flowing really good. Customer paid with card on file and we gave estimate to repair or replace a toilet in the downstairs guest bathroom and also an estimate to hard pipe both AC condensation lines to nearby that stacks. Customer will let us know what they choose to do and have us back out make a note if we need to rebuild the tank it is a 3 inch flush tank.

The copper wiring was touching the metal cabinet. This caused the resettable fuse to on the transformer to pop. I brought my findings to Mr. Heath, the office manager, and he approved the repair to cut back the wire and clean it up. I cut back and reconnected the wiring with new wire nuts. I reset the fuse on the transformer and the unit was operational. I checked pressures and found we had a high superheat and only a 10 degree split. I asked Mr. Heath if I could add refrigerant and he approved. I added 1 lb of R22 to the system. The superheat came down but only to 20 deg

Diagnostic Customers have 2 units. She has a leak in the master closet and she thinks that its one of the drain pans over flowing. On arrival upstairs unit was operational. Downstairs was not. On downstairs unit found tripped safety switch (prevents operation). Water is present in emergency drain pans at both units. Primary drain lines is are clogged. Both units’ primaries indirectly tied to plumbers stack (recommend plumber to seal). Downstairs unit has no service stack. Neither unit has a blowout valve. Although both units have clogged this does not account for leaking in master bedroom bathroom (two story home both units in attic space above 2nd story). Recommend having plumber out to inspect leak. Recommend condensate repair-( to install service stack), blowout valve-(to clear primary drain line) and in-line and pan float safety switches-(to protect ceilings.

System was locked out and showing code form VFD failure. Looked at the VFD and it was displaying code for over amping and system locked out. Reset system then checked motor. Motor drawing 9 amps and rated for 6.1 then the system locked out again. Loosened the fan belt as this should lower amp draw, reset and restarted system. The blower was still showing 9 amps. Determined that the motor has failed. Sending information to office to get an estimate written up and emailed over.
